WHAT WE DO
Project Planning & Management, Inc. (P2M) is a 3rd party owner’s representative project management firm and your key to a successful facility project.
As an extension of your organization we develop and help you evaluate real estate strategies, define your space needs, overall project budget and schedule. Then exclusively on your behalf, we manage the architect, the contractor or developer, the mover, furniture and other specialty vendors on the project. We even help you manage your own internal organization’s decisions to help the project stay on track.
Whether it’s writing Requests for Proposals (RFP’s), negotiating change orders, providing cost estimates, to managing your relocation, as your owners rep we take care of the details so you can take care of your business.
Our Core Business is Protecting You
As an owners rep project management firm, P2M does not design facilities or provide construction. We have no affiliation with architectural, construction or development companies. We have no other interests to represent except that of our clients.
We guide our clients through the design and construction process by helping them avoid risk in lease language, project planning, budgeting, scheduling, project management, furniture and relocation management.
P2M understands the nuances of how the design, construction and real estate industries work and put that knowledge to work for our clients. Simply put, our core business is the success of our client’s project. Period.

P2M’s experience as an owner’s rep is without peer in southeastern Michigan. We have managed over $750,000,000.00 worth of project value for our clients in the past 22 years.
Our experience in facility types is varied and includes corporate office, technical centers, laboratories, manufacturing facilities, banking and credit unions, mixed use residential, hospitality and other project types including a 26 building camp for kids having serious health challenges.

Bob Formisano, AIA
Robert Formisano, AIA is president of Project Planning & Management, Inc. (P2M), a third party owner’s rep / program management firm he founded in 1996. He has over 37 years experience in design and construction project management and pre-design consulting. Mr. Formisano is a licensed architect, licensed builder and graduated from Lawrence Technological University in 1982.
He is responsible for the development of strategic facility plans, facility programming (space requirements), budgeting and comprehensive project management services for the design and construction of new facilities. Mr. Formisano is experienced in various methods of project delivery including traditional, construction management (CM) and design-build (Turnkey) and in managing new and renovation projects for tenants and owners of non-profit, corporate office, Tier 1 Automotive, residential, hospitality, mixed use, retail, manufacturing, laboratory, government office and labs, bank operations and data center facilities.
Prior to P2M he was Vice President and Director of Programming & Planning for the Smith Group, a national Architectural / Engineering firm, and also served as a corporate architect in a top Fortune 100 company, responsible for architectural office design.
Bob has programmed over 25 million SF of facilities in the last 30 years and managed over $750 million in project value over the past 22 years at P2M.
In 2008 he was granted a US patent for “Dynamic Residential Construction Cost Estimation Process” and is also the founder and owner of Home-Cost.com, an online web based residential cost estimating service for consumers and builders.
